   France could soon have 100,000 Covid cases a day - minister
   France could soon have around 100,000 new Covid cases a day, health minister Olivier Veran said on Wednesday, up from around 70,000 currently as the country battles a fifth wave of the epidemic.
   
   The Omicron variant will be the dominant strain of Covid in France by early January, Veran told BFM TV .
   
   Veran said no new restrictions were on the table for now, although nothing could be ruled out, with authorities hoping an increase in the numbers of people having vaccinations will allow them to keep the virus in check.

   The Department of Health and Social Care has this morning announced that it has signed contracts to buy another 4.25m courses of antivirals to protect patients from Covid. In a news release it says:
   
   The two new contracts are for 1.75m additional courses of Merck Sharp and Dohme’s (MSD) molnupiravir (Lagevrio®) and 2.5m additional courses of PF-07321332/ritonavir (Paxlovid™) from Pfizer, which will be available from early next year and are both expected to be effective against Omicron.
   
   The 4.25m courses are in addition to the procurement of 480,000 courses of molnupiravir and 250,000 courses of PF-07321332/ritonavir announced in October this year ...
   
   Molnupiravir has shown in clinical trials to reduce the risk of hospitalisation or death for at-risk, non-hospitalised adults with mild to moderate Covid-19 by 30%. PF-07321332/ritonavir reduced the relative risk of Covid-19-associated hospitalisation or death by 89% in those who received treatment within three days of symptoms appearing.
   
   DHSC is also encourage people over 50, or with an underlying health condition, who test positive for Covid to take part in a study to test the impact of these drugs. You can sign up here.

   Het gaat hier om een herinvestering van hun eerder verkochte vastgoedobject Spui 10 in Den Haag. De huurinkomsten van het grotendeels leegstaande winkelcentrum (ruim 22.000 m2) liggen rond de 1,5 miljoen euro per jaar. De belangrijkste huurders zijn nu Hema, C&A, Aldi, AH, Gall & Gall, BCC, Budget Food, Kruidvat en Karnevalswierts.
   
   ’t Loon dateert uit 1965 en is daarmee een van de oudste, op Amerikaans model gestoelde overdekte winkelcentra in Nederland. Het ontwerp was van architect Peter Sigmond. Oorspronkelijk behoorde tot het nu verkochte ’t Loon ook een woontoren en een ondergrondse parkeergarage.
   
   Hogere waarde
   Het winkelcentrumdeel van ’t Loon werd in 2002 door NSI voor 23 miljoen euro gekocht van het toenmalige 3W Vastgoed, een bedrag dat bij de heropening na een grondige herontwikkeling in maart 2004 op ruim 25 miljoen euro uitkwam (tegen een aanvangsrendement van 7,8 procent). In de boeken van NSI stond het winkelcentrum echter aanvankelijk tegen een aanzienlijke hogere waarde genoteerd, namelijk rond de 35 miljoen euro.
   
   ‘t Loon heeft in zijn bijna zestigjarige bestaan een aantal grote problemen gekend, zoals brand, lekkages van het dak van de parkeergarage en de instorting van een deel als gevolg van waarschijnlijk onderliggende mijnschachten.
   
   Plannen voor sloop
   In 2014 was de gemeenteraad van Heerlen nagenoeg rond met de stakeholders (NSI voor het winkelvastgoeddeel, ING RE voor de woontoren en Q-Park voor de parkeergarage) om het hele vastgoedobject te slopen. Daarvoor was met de provincie Limburg een bedrag van rond de 30 miljoen euro afgesproken. Op het laatste moment trok de gemeenteraad zich echter terug. Sindsdien heeft NSI geprobeerd zelf de regie te voeren over de toekomst en met name de invulling. Hoewel er kleine successen werden bereikt – onder meer besloot Aldi er zich vorig jaar in te vestigen – is de leegstand nagenoeg onveranderd gebleven.
   
   Geen retail meer
   Twee jaar geleden besloot NSI zich volledig uit het retailvastgoed terug te trekken. Met de verkoop van ’t Loon is alle winkelvastgoed nu uit de portefeuille verdwenen. NSI heeft de verkoop van ’t Loon als beursgenoteerd fonds inmiddels bevestigd, maar heeft geen naam van de koper genoemd. Over de verkoopprijs is slechts bekend gemaakt dat die licht onder de taxatiewaarde van juli dit jaar lag.

   Indien het bij aankoop was gefinancierd met een CMBS tegen 60% LTV - hetgeen in de US gebruikelijk was - dan had NSI het boekverlies kunnen delen met de financiers.
   
   Benieuwd wat de plannen van de kopers zijn, uitbreiding retail lijkt mij kansloos nu zelfs op de hoofdwinkelstraat van Heerlen (Promenade) al leegstand is. Kantorenvastgoed is ook lastig daar, dus ik vermoed woningbouw. Ertegenover komt het DSM kantoor leeg, dat vermoedelijk ook een woonbestemming krijgt.

    Het is een prutprijs en duidelijk zwaar falende investering, waarbij naast de strategische keuze voor het verkeerde (krimp) gebied pech (verzakking) ook een rol speelde. NSI was vroeg met de conclusie dat hun winkelvastgoed en strategie beroerd was en minder defensief/waardevast dan hun (te hoge) LTV ratio kon hebben, waarna een emissie de zaak moest redden (en de beurskoers zware tikken kreeg), enigszins vergelijkbaar met de URW situatie een jaar geleden (en onzekerheid die nu nog leeft bij URW ivm te hoge boekwaarden).

    Terwijl de rest van de wereld bezig is oplossingen te zoeken voor het covid probleem wil Nederland het oplossen met regelmatige lockdowns en andere vrijheidsbeperkingen die ongetwijfeld niet covid patienten nog verder zal benadelen, ten koste zal gaan van de kwaliteit van het onderwijs en de jongeren nog verder in isolement zullen duwen.     Ik kreeg hetzelfde gevoel toen ik het las(!).
    
    Ik ben voorstander van 'prepare for the worst', maar dit als standaard benadering propageren terwijl we toch een aantal belangrijke slagen hebben gemaakt en er perspectief is voor een einde pandemie(endemie) is dit voor mij hetzelfde als omrollen en voor dood spelen op het slagveld tijdens een oorlog al accepterend dat de oorlog eeuwigdurend is en we maar gewoon de concequenties moeten aanvaarden.

    The Holiday Hunt is back, thanks to the magic of mobile AR.
    
    Once again it is the Christmas season at Westfield Shopping Centers and once again the season is being ushered in with mobile AR in the form of the “Holiday Hunt.” The experience is festive fun but this year it includes some financial benefits for savvy shoppers as well.
    
    To learn more about this year’s experience, including how and why it differs from last year’s experience, we talked with Loren Miller. Miller is the SVP of US Media and Strategic Partnerships for Unibail-Rodamco-Westfield (URW), the property management company behind Westfield shopping centers.
    
    You Remember the Holiday Hunt
    Last year’s Holiday Hunt, which provided materials call “the world’s first web-based augmented reality scavenger hunt,” was a success. An invention to bring some festivities back to the holidays during the first COVID-19 winter, the mobile AR event returns with some changes.

    “The Westfield ‘Holiday Hunt’ was created as a unique experience last year to engage shoppers in a fun and contactless way,” said Miller. “The hunt brought the spirit of the holiday season across our portfolio through 3D characters designed to surprise and delight guests in our centers.”
    
    This year’s Holiday Hunt mobile AR experience is launched through a similar QR code activation and features some of the same activities that shoppers enjoyed last year, namely holiday-themed selfie lenses and festive 3D characters including dancing gingerbread people and reindeer. But this year, there’s added utility to the fun thanks to a new project partner.
    
    What’s New This Year?
    The first event was created by 8th Wall and COFFEE Labs. Together they created the scavenger hunt experience that generated filters and effects as well as AR characters, all using QR code-based mobile AR on a shopper’s smart device. Both studios returned to the project this year with Afterpay.
    
    Afterpay is an online payment system that allows users to pay for purchases over time. The involvement in the mobile AR experience adds a more directly commercial aspect, but the company also brought their own creativity.
    
    “Afterpay is making the whole experience more fun by bringing their ‘Hidden Helpers’ 2D creative characters from their advertising into the experience,” said Miller. “Each ‘Hidden Helper’ unlocks an offer that can be redeemed at the brand’s location in our center, which ultimately helps support physical shopping sales for our tenants and Afterpay’s retailers.”
    
    Those 2D Holiday Helpers were given an extra dimension by COFFEE Labs so that they fit the existing aesthetic of the experience, which is all still powered by 8th Wall’s mobile AR prowess.
    
    “We’ve enhanced the program by including more integration of our Digital Out-of-Home network this year – The Westfield Network – promoting the QR codes on Afterpay creative while maintaining the whimsical and holiday fun of the core program,” said Miller.
    
    Mobile AR in Westfield Shopping Centers
    The participation of retailers was also a deciding factor in the changes to this year’s event. The more ambitious hunt is being offered at nine locations around the country based on retailer participation in last year’s event:

    Topanga – Los Angeles, CA

    You may notice that there are fewer locations than were participating last year. That is part of a goal to bring the best possible experience to the areas that most actively embraced it last year – not a sign that URW is losing interest in mobile AR. In fact, they are more involved than ever and already looking forward to the new year.
    
    “We absolutely see this experience, and experiences like this, having legs in the post-pandemic world. We are seeing an influx of clients coming to us to create these premium, hybrid experiences that connect digital to physical touchpoints,” said Miller. “We are also excited about what 2022 has in store, we will be testing new, cutting-edge digital concepts on The Westfield Network and our physical spaces to support retailers and partners in the coming year.”

    Positief klimaat voor risicovolle beleggingen
    Het marktklimaat blijft positief voor risicovolle beleggingen zoals aandelen, hoewel het rendementspotentieel is afgenomen. Na een sterke versnelling in 2021 zijn de verwachtingen ten aanzien van de bedrijfswinsten nu aanzienlijk lager: de verwachte winstgroei in 2022 ligt rond de 7%. Voor wat betreft de rente: hoewel de Fed volgend jaar de rente gaat verhogen, zal het renteklimaat nog enige tijd ondersteunend blijven. De Fed zal de rente namelijk in kleine stapjes verhogen vanaf zeer lage niveaus.
    
    De afgelopen weken is de volatiliteit (beweeglijkheid) op de aandelenmarkten toegenomen onder invloed van de vrees voor inflatie en de onzekerheid rond de omikron-variant van het coronavirus. Wij verwachten dat de aandelenmarkten volatiel zullen blijven, in lijn met de nieuwsberichten rond deze marktrisico’s.
    
    Conclusie
    Beleggers zullen het nieuwe jaar met een solide basis beginnen. We verwachten dat de groei in Europa gedurende het eerste kwartaal van 2022 zal aantrekken en het hele jaar door hoog zal blijven. De uitgestelde vraag en het herstel van de arbeidsmarkt vormen de drijvende kracht achter deze groei. De groei zal verder worden ondersteund door het begrotingsbeleid en het monetaire beleid. Knelpunten aan de aanbodzijde hebben het herstel in de weg gezeten en ook de inflatie opgedreven; een afname van die problemen aan de aanbodzijde zal de groei in de VS ten goede komen, zo verwachten we. Het infrastructuurplan van president Joe Biden zal wellicht ook een impuls geven aan de investeringen in infrastructuur en duurzame energie. En bedrijfsinvesteringen zullen worden aangejaagd omdat voorraden worden aangevuld.
    
    Verwacht wordt dat de markten in 2022 volatiel zullen zijn, aangezien er nog aanzienlijke risico’s bestaan. Het coronavirus is nog niet overwonnen en de naweeën van de wereldwijde lockdowns zijn nog merkbaar. Ook wordt nervositeit op de markten verwacht naarmate centrale banken wereldwijd beginnen te hinten op of daadwerkelijk starten met het voeren van beleid dat minder sterk gericht is op het ondersteunen van de economische groei.

    Van Lanschot houdt voorkeur voor aandelen
    Hoewel aandelen de koersstijgingen van het afgelopen jaar niet snel zullen evenaren, verwachten we een rendement van 5-10%. Europese aandelen hebben daarbij de voorkeur. Aandelen zijn hoog gewaardeerd, maar globaal genomen niet extreem overgewaardeerd. Genoeg reden dus om in een gespreide beleggingsportefeuille het accent op aandelen te houden.
